Introduction

In the heart of Palma’s Old Town an iconic Art Nouveau  building has been reimagined for gracious, modern living.

Built in 1904, the five-storey building, which was once the city dwelling of one of Mallorca’s noble families, is being redeveloped into an exclusive collection of sophisticated, urban homes.

Located within walking distance of shops, cultural centres, cafes and restaurants, when complete, this modernist gem with a leafy, internal courtyard will consist of seven one-of-a-kind residences: five spacious apartments with balconies and bay windows overlooking the street, and two impressive penthouses with private roof terraces offering views over the city.

Due to its historic importance, the building is protected, so many of the original architectural and decorative features have been preserved throughout. The blend of these unique details with modern amenities will create homes that are infused with history, whilst being fully equipped for contemporary living

The Interior

Conceived by architect Jordi Herrero, with kitchens designed by Espacio HomeDesign, the residences at Bosseria marry original Art Nouveau features with natural materials and contemporary decor to simultaneously celebrate the building’s history and adapt it for the 21st century.

A central courtyard patio and a second, smaller patio  bring light and fresh air to the interior rooms on every floor, and the two penthouses feature spacious roof terraces with exceptional views.

Wherever possible the original modernist  floor tiles, exposed beams, wooden window frames and crown moulding have been preserved and restored, or faithfully reproduced, ensuring each home becomes the guardian of its unique history.

These details have been carefully integrated into a refined palette of off-white walls, dark wood panelling and pale grey Balearic marble, and enhanced by modern features such as double-glazing, underfloor heating, air-conditioning, dimmer switches and home automation systems, to ensure comfortable, convenient living.

In keeping with contemporary lifestyles, cooking, dining and living spaces are bright and open, and kitchens and bathrooms feature clean lines and a sophisticated mix of natural materials. Each residence is equipped with high quality.

The Kitchens

Designed to be compatible with contemporary lifestyles, kitchen, dining and entertaining spaces in every residence are open plan, so that cooking becomes a shared, social event.

Every kitchen includes a kitchen island with an integrated Bore cooktop, and all are equipped with Miele or Gaggenau appliances – including fridges, freezers, dishwashers, and stovetops – many of which are cleverly concealed behind wood-finished cabinetry. Countertops and backsplashes are either grey Zarci stone or Volakas marble, with integrated sinks and matt black hardware for a bold, modern aesthetic.

The Bathrooms

The fresh, modern bathrooms are soothing spaces to let the stresses of the day fall away. Featuring a mix of wood, glass and natural stone – grey Zarci marble in the apartments and Volakas marble in the penthouses – all bathrooms feature walk-in showers with rain shower heads, ribbed glass partitions, and integrated sinks seamlessly carved from the stone.

Large mirrors, discreet lighting and matt black hardware add up to inviting and sophisticated spaces to unwind.

The Bedrooms

The bedrooms, all with private ensuite bathrooms, are elegant retreats. Restored antique floor tiles or new marble floors are paired with off-white walls, dark wood panelling and crown moulding or beamed ceilings to create spaces that are rich in texture and calm in ambience.

Bedrooms are located adjacent to the patios, so the filtered light that enters promises a gentle awakening each day and built-in wardrobes in every suite ensure sleeping areas remain uncluttered and restful.

Terraces

Two impressive penthouses with private roof terraces from where you have spectacular views over the sea, rooftops, past church towers and the Cathedral.

A privileged place to soak up the sun on winter days and enjoy warm summer nights. High above the bustle of the city, it’s all yours whether you want to relax in privacy, dine al fresco with friends or simply enjoy the sweeping views of Santa Eulalia church, the Cathedral and the Bellver Castle.

This Art Nouveau gem with walking distance to everything will consist of seven exclusive homes. There will be five spacious apartments with balconies, and two impressive penthouses with private roof terraces from where you have spectacular views over the sea, rooftops, past church towers and the Cathedral.

Location

Bosseria is located in the very heart of Palma’s gentrified old town, a collection of
winding alleys and traffic-free streets where history seems to breathe from the cool stone walls. The area buzzes with activity by day, but when the shops and
businesses close, the streets fall silent as the city sleeps.

It is only steps away from Plaza Mayor, a central square where street performers
gather and tourists sip coffees in the sun, and a few minutes walk from the Town Hall at Plaza Cort, the iconic Cathedral and the grand Almudaina Palace.

Immediately surrounding Bosseria is a mix of residential streets, pedestrian alleys
lined with boutiques, and eclectic tapas bars and restaurants. Stroll around the area and you will pass ornate churches, catch glimpses into hidden patios, and emerge unexpectedly into quiet, leafy squares.

This is the joy of Palma’s old town: it’s a place where you can step from colourful
scenes filled with people into streets so empty that time appears to have stood still. It’s a place filled with quirks and curiosities, where past and present meet, and where there is always something new to discover.
